Lindum successfully delivered 34 new affordable family homes in Kirkby, for Ashfield District Council.
The development at Warwick Close provides 18 two-bedroom homes and 16 three-bedroom homes, including a fully accessible three-bedroom house with a ground-floor bedroom and bathroom for wheelchair users.
All properties are to be let to applicants on the Council’s Housing Register and were designed with the latest energy-efficient measures to reduce both carbon emissions and tenant energy bills.
Ashfield District Council set out to deliver 100 new affordable homes, with a focus on sustainability. To refine the project vision, Lindum led council representatives and project managers on a tour of eight Lindum housing sites to identify preferred designs and energy-saving features.
Our team used insights from the tour to develop a bespoke design, balancing sustainability with traditional construction methods.
We designed the homes to EPC A standards, incorporating solar PV panels for lower energy costs and reduced carbon outputs.
The final proposal, named TradHaus, reflects a blend of traditional construction methods with Passivhaus-inspired sustainability, ensuring high performance within budget.
The scheme was procured through the Pagabo Medium Works framework, enabling early contractor engagement and long-term collaboration with Ashfield District Council. This strengthened Lindum’s three-year relationship with the Council, helping shape its affordable housing strategy and contribute to carbon reduction targets.
The completion of Warwick Close marks a significant step towards tackling local housing needs and fuel poverty. By delivering high-quality, energy-efficient homes, Lindum has supported Ashfield District Council’s commitment to sustainable, affordable housing for local families.
