Plans for a major new employment site in Newark have been approved, paving the way for up to 450,000 sq ft of high-quality industrial and commercial space.
Lindum Group has secured outline planning consent for the next phase of Overfield Park, which sits off Godfrey Drive near the A1/A46/A17 interchange and adjacent to Newark Showground.
The 22.5-acre site will be developed to deliver a flexible mix of business, general industrial and logistics space (Classes B2, B8 and E(g)), along with new access roads, landscaping, drainage and a new access for Newark Showground to use on event days to alleviate traffic congestion.
Once complete, the scheme has the potential to create significant employment opportunities, supporting businesses across the region and strengthening Newark’s role as a strategic location for industry and distribution.
The development masterplan has ambitions to achieve BREEAM ‘Very Good’ standards and will include renewable energy technologies such as photovoltaic panels and air source heat pumps.
Passive design measures will improve energy efficiency, while landscaping will deliver biodiversity enhancements through new planting and ponds. Cycle and pedestrian links will also ensure the site is well connected to its surroundings and have been considered in consultation with National Highways and the planned dualling of the A46.

As part of the project, Lindum will acquire 12 acres of land from Newark and Nottinghamshire Agricultural Society (NNAS). The land is an under-used parcel in the south-west corner of the Showground, which has largely been surplus to operational requirements for some time.
The sale will provide an economic boost to the Showground while unlocking further employment opportunities for the district.
The new plans build on a separate application for 129,000 sq ft of employment space at Overfield Park, approved in March 2025.
Together, the proposals underline Lindum’s commitment to long-term investment in the district. Current occupiers at Overfield Park include John Deere, Wirtgen and Starbucks.
