Developer St Modwen has appointed Lindum to build the 130,000 sq ft first phase of industrial and logistics space at its Chamberhall Business Park in Bury.
Construction work has started on 14 commercial units, fit for businesses of all sizes, with floor spaces ranging from 2,500 sq ft up to 25,000 sq ft. The new units will form the first phase of a 17-acre employment site at Chamberhall, located just off the A56 Peel Way.
Planning permission was approved in January this year and construction work follows the developer’s sale of its Channel Way site in Preston from its Key Property Investments (KPI) portfolio, a joint venture between St. Modwen and Saliha Real Estate Company.
St. Modwen is reinvesting funds from the sale into high-quality speculatively-developed industrial and logistics schemes in the North West, including Chamberhall Business Park and Stonebridge Business Park in Liverpool.
The appointment of Lindum Group follows in the contractor’s success delivering new units for St. Modwen at St. Modwen Park Doncaster and St. Modwen Park Lincoln.
Andrew Day, Asset Manager at St. Modwen, said: “The scheme we are developing will bring high-quality industrial units to Bury, which we know are highly sought after, and will enable expanding local businesses to grow as well as provide accommodation for businesses looking to relocate to the town.
“We are really encouraged by the interest we have already received from potential occupiers and hope to announce a significant pre-let in the near future.”
The site, which is north of the town centre and is close to the M66 motorway and Metrolink, has been allocated by the Council for employment for a number of years.
The business park is expected to create up to 400 jobs and will help to meet the demand for modern, state-of-the-art business space.
Councillor Rishi Shori, leader of Bury Council, said: “The health of our local economy is vital to the prosperity of our borough. It is one of our highest priorities to ensure that businesses can flourish in Bury, creating quality jobs and investment which will benefit local residents.
“Chamberhall is a superb town centre site and we are delighted to be working with St. Modwen to attract a range of companies to Bury.”
Lindum York MD Jonathan Sizer added: “This development is in a great town centre location and will provide high-quality accommodation for local businesses to expand into, while also making the town an attractive prospect for inward investment.
“Projects like this, which help facilitate the creation of jobs and boost the local economy, are a welcome addition to this part of Greater Manchester.”
Chamberhall Business Park will see units positioned in three terraces off an attractive central boulevard, along with two larger detached self-contained units and a serviced development plot capable of accommodating bespoke and design and build enquiries.
St. Modwen was advised by JLL and Robert Pinkus and Company on the sale of Channel Way.
