Lindum Group has been appointed to help drive forward the regeneration of a prominent town-centre building in Coalville, Leicestershire.

Working under a pre-construction agreement, alongside building owners North West Leicestershire District Council (NWLDC) and agents Gleeds, Lindum will develop detailed designs for the £4.58m Marlborough Centre redevelopment scheme.

Bringing the plans through to a full RIBA Stage 4 design package will enable construction to begin during winter 2026, subject to Cabinet approval.

The redevelopment will transform the Marlborough Centre, which stretches from Newmarket on Marlborough Square along Belvoir Road and onto Owen Street, creating 11 high-quality residential apartments on the upper floors and improved ground-floor shop fronts. The works are part of the council’s wider plans to support the regeneration of Coalville town centre.

NWLDC purchased the building in 2022 and has since secured planning consent, carried out detailed surveys and liaised with business and residential tenants to prepare for the redevelopment.

Since appointment, Lindum has been working closely with the client and design team to progress the detailed design of the project and ensure the proposals are technically robust, safe to construct, and deliverable within the constraints of the existing building.

Pre-construction manager Jason Shackleton said: “To inform the design, the team has undertaken a comprehensive programme of site investigations.

“These assessments are providing a clear understanding of the structure and enabling the development of practical, cost-effective construction solutions.”

In parallel, Lindum has been collaborating with the project team to refine the internal layouts of the proposed apartments, ensuring they meet the aspirations for high-quality accommodation while remaining efficient and buildable.

Key construction elements are also being developed, including separating floor build-ups between the ground and first floors, to ensure compliance with acoustic, fire compartmentation and other technical requirements.

Jason added: “The team is also reviewing site logistics and access arrangements to support future construction, engaging with local authorities regarding site setup, and working with North West Leicestershire District Council to understand operational considerations.

“Early discussions have also taken place with utilities providers to confirm incoming service requirements for the redevelopment.”

Through its involvement at this stage, Lindum is helping to bring the project forward to a fully developed design and scope of works, ready for the next phase of delivery, supporting the wider ambition to revitalise this prominent town-centre building and provide new homes in Coalville.
