York team hands over new industrial warehouse units

Lindum York has completed three new industrial units in South Yorkshire for a national developer.

The speculative warehouse units are the latest addition to St Modwen Park, off Wheatley Hall Road in Doncaster.

The new units, which are 21,614 sq ft, 34,464 sq ft and 53,072 sq ft, provide flexible and high-quality industrial and logistics space for businesses looking to expand or relocate in the area.

Strategically located on one of the main arterial routes into Doncaster, the site is in close proximity to the town centre and nearby M18, with the scheme just eight miles from Doncaster Sheffield Airport.

Existing tenants include Thornhill Engineering, DB Schenker and Bosch Automotive, occupying more than 136,000 sq ft between them over the first two phases.

Rob Richardson, Senior Development Manager at St. Modwen Industrial & Logistics, said: “We are delighted to reach completion of the third and final phase in Doncaster.

“The new units are further testament to our ability to bring forward much-needed industrial and logistics development. We are continuing to expand our national portfolio of new industrial and logistics space and look forward to welcoming businesses into these new units, expanding our customer base.”

Lindum’s York division was appointed to build the three latest units after successfully completing four other units, which made up phases one and two of the development.

Lindum contracts manager Adrian Kelly said: “We tendered for the first phase but as a result of the good relationships we developed, we were able to negotiate directly for phases 2 and 3. The client was happy with the quality, cost and delivery of the buildings we provided.

“The work was completed on time and on budget and although the site was fully re-mediated and restructured, the construction of the units was straight forward through a collaborative approach by the design team and client.

“We are very happy with the final result.”

Cllr Bill Mordue, Cabinet Member for Business Skills and Economic Development at Doncaster Council, attended the unveiling of the newly completed units, adding: “We are delighted to see the completion of these much-needed, medium-sized industrial units and the regeneration undertaken by St. Modwen at this key employment site. Our Business Doncaster team look forward to helping fill these units and bring further quality investment into Doncaster.”

Ed Norris, Partner at CPP, added: “St. Modwen Park Doncaster has already proven to be a highly-sought after development. The modern industrial occupier wants well-designed Grade A office space, a high bay warehouse, as well as good-sized yards and these units deliver this. This specification, together with the comfort of St. Modwen’s name and its delivery team, undoubtedly sets a new benchmark for this type of unit in Doncaster and the wider region.”

Mike Baugh, Senior Director at CBRE, added: “Market demand in this region has gone from strength to strength in recent years and the quality of what has been delivered is testament to the appetite for high-quality industrial space in the area.”
