Construction of Phase 2 steams ahead at St. Modwen Park Lincoln

A German logistics company is to occupy one of two new units being built by Lindum on the edge of Lincoln.

DHL Parcel (UK) Limited has pre-let a 25,000 sq ft unit on St. Modwen Park Lincoln, near Swinderby.

The 70-acre industrial and logistics park off the A46 is in its second phase of development. Steel work is now complete on the two new units.

DHL, which acquired UK Mail in 2018, is expanding at the scheme and will occupy the unit on a 10-year lease. This is in addition to a 32,000 sq ft unit occupied by its sister company – Deutsche Post DHL – who arrived at the site during phase 1.

St. Modwen Park Lincoln, formerly Network 46 offers businesses an opportunity to be located on the A46 dual carriageway with excellent access to sea ports, airports and the national motorway network. It provides high-quality industrial and warehouse space.

The new units are designed to cater for modern occupier needs with high bays, top specification offices, generous car parking and ample yard space. Phase 2, which also includes a 55,000 sq ft space, is expected to be completed by Summer 2020.

Nick Kay, Development Director at St. Modwen, said: “To have secured a pre-let with DHL demonstrates a strong appetite for well-located space in the region. The units delivered as part of our first phase of development were quickly taken off the market by two well-respected brands and it speaks volumes that a key player in the logistics market such as DHL has once again chosen to expand with us here at St. Modwen Park Lincoln.”

St. Modwen Park Lincoln was originally granted planning consent for more than 960,000 sq ft of space, part of which had already been developed with occupiers including Apogee, Turbine Efficiency and DPDUK.

Matt Harrison, Construction Manager from Lindum Group Ltd, added: “We’re delighted to be building on our solid relationship with St. Modwen.

“This work was awarded to Lindum following the successful completion of Phase 1, which was delivered on time and to a high standard. We are pleased to be continuing with the project and seeing more of this site regenerated and brought back into use.”

As part of the work, Lindum will be engaging with the community in nearby Witham St Hughs. It is planning to visit the primary school and will be setting up a collection point for the local food bank.

Cllr Richard Wright, Leader of North Kesteven District Council, said: “We’re really encouraged to see the progress underway at St Modwen, building on the success of Phase One which has been put forward for a regional building excellence award after recently winning the Council’s own award as best commercial project undertaken in North Kesteven in 2019.

“Its success was in no small part thanks to the environmental considerations, build quality, high levels of insulation and energy efficiency achieved through the construction.

Joint agents for the scheme, Simon Lloyd of Cushman and Wakefield, and William Wall of Banks Long, added: “The scheme offers unrivalled transport links, giving occupiers the ability to easily carry out operations across the UK and overseas. Securing an additional pre-let with DHL shows that St. Modwen is highly-skilled in speculatively developing quality, flexible space.”
